In April 2023, ESJ acquired a 14-acre site to develop a brand-new 121,769 SF campus for the University of Saint Augustine for Health Sciences (USAHS). The project combined the renovation of a 60,000 SF existing building with 60,000 SF of new construction, delivered under a 25-year NNN lease signed simultaneously at closing.
Construction was completed in September 2025, coming in under the original budget at $74M vs. the initial $78M estimate. The campus was sold in February 2026 for $71.5M, generating strong risk-adjusted returns for investors.
