In August 2020, ESJ acquired a 21,598 SF private school facility on a 4.25-acre site, leased to Higher Ground on a 20-year NNN lease. The property was renovated and converted to Higher Ground's Guidepost Montessori brand, serving students from preschool through 8th grade.
Following a cash-out refinance and strong lease performance, ESJ brought the asset to market earlier than planned and sold it in April 2022 at $10,763,000 - three years ahead of the original exit schedule and $2M above the initial underwritten sale price.
